Are apartment hotels correctly classified in ISIC Rev.3 code 7010?
We would like to know what this term (apartment hotel) really means.
What is the difference between a regular hotel and an apartment hotel,
and the difference between an apartment building and an apartment hotel?
Is this (apartment hotel) a residential place? If it is not a
residential place, why not put it in 5510?
What is considered a short-term and a long-term?
If a company would rent apartments or houses (which were built as
residences) only on a short-term base to for example tourists, what
should the category be for this company?
Discussion
The explanatory note of ISIC 7010 (Real estate activities with own or leased property) and the exclusion under ISIC 5510 (Hotels; camping sites and other provision of short- stay accomodation) erroneously mentions apartment hotels as an example of the rental of long-term furnished accomodation. In fact, apartment hotels belong under ISIC 5510. These incorrect references will be deleted for the next update of ISIC explanatory notes. (The rental of long-term furnished accomodation property is correctly classified to ISIC 7010 but no reference to apartment hotels should be made).
The above categorization is also in line with the explanatory notes applied in CPC V1 which classifies apartment hotels in CPC 63192 (Letting services of furnished accomodation), and the letting services of long-stay furnished accomodation services in CPC 72111 (Renting or leasing services involving own or leased residential property).
There is no exact definition of "short term" or long-term" given in ISIC or CPC that would specify a certain number of days or months to be considered short or long term lodging. Rather, it is understood that short term lodging category applies in the case of those persons who have residence elsewhere.
Decision
Recognized the need to revise the explanatory note of ISIC 7010 and the exclusion part of the explanatory note of ISIC 5510 to remove the reference to apartment hotels.
